The city requires building code inspections at various stages of a building’s development. These special inspections need to be provided by certified technicians employed by a registered Special Inspections Agency licensed building inspector. Big Apple is a certified Class 1 SIA that can perform all inspections required by the design professionals and plan examiners.

From foundation inspections to welding inspections, Big Apple conducts controlled inspections for all phases of construction, including the quality control inspections during its progress, necessary for the certification upon final inspection to ensure that all work substantially conforms to the approved construction documents and applicable NYC Building Code provisions. We will confirm that the performance of progress inspections and other inspections has been documented as required.

Big Apple has incorporated a central data system to streamline construction inspection services linking field inspectors, engineers, project managers, and office personnel into a single information source. This new system works by allowing the inspector to immediately upload his/her report which becomes available to our engineering department instantaneously. At that point, review can begin without delay. Our administrative staff can see when reports have been approved and release them to our the clients immediately. Prior to beginning a project, we set up the database uniquely to your specific chain of command.

Big Apple has dedicated an entire department to optimal Non-conformance Resolution for NYC DOB inspection reports. Unlike our competitors who issue non-conformance reports (NCRs) and leave it up to the client’s team to resolve, our stand reviews project NCR logs daily and assists in facilitating corrective action until compliance is achieved. NYC DOB CODE for special inspection agency class 2.

An agency registered as a Class 2 special inspection agency for a special inspection category will be permitted to perform the work associated with such special inspection category on any project, except those involving:

  1. The construction of a new major building;
  2. The full demolition of a major building;
  3. The alteration of a major building including:
  4. The removal of an entire story or more;
    The partial demolition of twenty thousand (20,000) square feet or more of gross floor area; or The partial demolition of twenty (20) percent or more of the gross floor area.
  5. The enlargement of a major building by more than ten thousand (10,000) square feet of gross floor area.

Major building defined in 2014 NYC BC Chapter 33, Section 3302:

An existing or proposed building 10 or more stories or 125 feet or more in height, or an existing or proposed building with a building footprint of 100,000 square feet or more regardless of height, or an existing or proposed building so designated by the commissioner due to unique hazards associated with the construction or demolition of the structure.

NYC DOB CODE for special inspection agency class 3.

An agency registered as a Class 3 special inspection agency for a special inspection category will be permitted to perform the work associated with this category on the following projects only:

  1. The construction, demolition, or alteration of a one-, two-, or three-family dwelling; or
  2. The alteration of any building, including partial demolition, of less than ten thousand (10,000) square feet of gross floor area in total.

Exception: The special inspection categories of underpinning, mechanical means and methods of demolition, and the protection of the sides of excavations greater than ten (10) feet in depth must be performed only by special inspection agencies registered as either class 1 or class 2 special inspection agencies for such categories.
